Overland Park, KS | Egress Addition

This homeowner in Overland Park, Kansas was in the process of adding a finished bedroom in their basement. In order to pass the building codes rules on emergency exit, they needed to add a window that is large enough to let a person escape. The home currently did have a small window, but it did not meet the codes.

The process involved digging away the dirt from the exterior of the foundation wall, cutting a 4′ x 4′ square hole in the wall, installing a window that is sized to meet the egress code, adding a window drain, and installing an upgraded Rockwell to hold back the dirt.

By adding this bigger window and egress well, it creates a larger place for water to possible pool during rain events. We always want to address that situation and install a drain inside the well. In this case, we added a sump pit and sump pump in the basement. We then ran a drain pipe from the well drain to the sump pit to ensure that it would not fill up with water.

This homeowner also liked the fact of having a new sump pump to help with possible ground water and it made them feel better about keeping a dry basement after going through the expense of finishing it off.
