Basement Remodeling Contractor, Centric Homes, hired us to solve a wet basement problem on a home in Fairway, Kansas, right off of Mission Road. The contractor was hired by the homeowner for a basement finish, but they did not want to proceed until water issues were resolved.

The Fairway home was built back in the 1930’s and had a stone foundation. Water would penetrate through the stone foundation walls and puddle onto the floor. They had a few options on how to keep the water from ruining the basement remodel.

OPTION 1: Dig up on the outside, waterproof the walls, and install a drain tile all on the exterior of the home. The home had quite a bit of high end landscaping, patios, driveways, etc… that would of had to be removed in order for this repair to happen, which made this option cost prohibitive. The approximate cost to do this repair would have cost over $ 40,000, due to all of the replacement of exterior landscaping and concrete.

OPTION 2: (selected) Install a drain tile & channel track on the interior of the home. The channel track is installed into the basement floor, directly next to the stone foundation wall. As water runs down the wall, the channel track “catches” it and takes it through a drain tile which ultimately terminates into a sump pit. This is a defeatist approach, because it still allows the walls to leak, however, it controls the water so that it does not do damage to the basement finish.
